Flooding Concerns and Your AC Unit

The most common damage to an air system caused by flooding is within the electrical system. Water causes a short circuit. Prolonged exposure to water can cause parts to deteriorate, too. Even after a flood, standing water left behind can affect an air conditioning system that seems to be working fine.

BE CAREFUL WHEN EXAMINING YOUR SYSTEM, AND ALWAYS CALL A LICENSED AND INSURED TECHNICIAN TO PERFORM MAINTENANCE AND REPAIRS. 

Turn off the power

It’s the first action you’ll need to take, and not doing so can cause further damage. Look in the breaker for HVAC and switch it off. Make sure that the unit is completely dry and free from debris before turning it back on. 

Inspect the outdoor unit

If a unit has been submerged in water, there are a few things to check:

  1. Wires and electrical parts – look for corrosion or damage
  2. Check condenser fan motor – if the seal is broken, water can enter and damage the motor
  3. Coils – clean any dirt and debris left behind in the coils

Indoor unit

While the unit indoors is seemingly safe behind walls, it’s not water-resistant like the outdoor unit. Even the slightest amount of water can destroy your system. Never open up the panel without first switching off the thermostat and turning off the electricity to the system. Always hire a professional to help. 

Check insurance

Make a claim right after the storm and as soon as you discover the damage. Some insurance plans might not cover floods, but they might cover storm damage from wind and debris. 

Avoiding flood damage

As always, the best precaution is prevention. Consider these steps and solutions for your HVAC system:

  1. Turn off the power before any significant storm
  2. Use sandbags to create a perimeter from rising water
  3. Elevate your unit on a platform too high for common flooding
  4. Remove electrical components (if advised by a professional)
